Blackstone

Location & identity

The East Side’s most residential corner

Blackstone sits in the northeast corner of Providence, east of Hope Street and north of Lloyd Avenue, stretching to the banks of the Seekonk River. It was one of the last parts of the city to be developed, and a few 1700s farmhouses still stand among its homes.

The opening of Blackstone Boulevard in 1894 turned former farmland into one of Providence’s most distinguished residential areas, known for its architect-designed single-family homes and wide, tree-lined streets.

Lifestyle & vibe

Where to spend your time

  • Blackstone Boulevard: a 1.7 mile landscaped path for walking, running, and dog walking down the center of the boulevard
  • Blackstone Park: wooded trails and river views along the Seekonk
  • Swan Point Cemetery: a historic, garden-like landscape that many neighbors enjoy for quiet walks
  • Lippitt Park and Hope Street: a seasonal farmers market, cafes, and shops on the neighborhood’s western edge
  • Butler Hospital and nearby campuses: major employers and institutions within the neighborhood

Blackstone is calm, green, and residential. Weekends here mean a loop on the Boulevard, a stop at the farmers market, and a quiet evening on a tree-lined street.

Before you buy

What to know before buying in Blackstone:

  • Many homes are large and older, so budget for maintenance on roofs, heating systems, and mature trees
  • Parts of the area fall within the Blackstone Park Conservation District, which can affect exterior changes
  • Homes near the river may need a flood zone review
  • Pre-approval and a quick response time matter in this competitive market
