Fox Point

Location & identity

The East Side’s waterfront corner

Fox Point is the southernmost neighborhood of Providence’s East Side, bounded by the Providence and Seekonk Rivers, I-195, and the College Hill and Wayland neighborhoods. It grew up around India Point, where the city’s first port opened in 1680, and it became home to generations of maritime and immigrant families, including a Cape Verdean and Portuguese community whose churches, clubs, and stories are still part of the neighborhood today.

Much of the housing dates to the 18th and 19th centuries. Narrow streets west of Governor Street are lined with colorful Federal, Greek Revival, and Italianate homes, while Ives and Gano Streets add newer construction.

Lifestyle & vibe

Where to spend your time

  • Wickenden Street: the neighborhood’s main street, with coffee shops, vintage and antique stores, and casual restaurants
  • India Point Park: the only large stretch of public bayside shoreline in Providence, with walking paths, sunsets, and summer events
  • Gano Street Park: athletic fields, a dog park, and views of the Seekonk River
  • The pedestrian bridge: a short walk across the river to the Innovation District, downtown restaurants, and the riverfront
  • Brown and RISD: just up the hill, bringing lectures, galleries, and campus energy within walking distance

Fox Point feels like a coastal village inside the city: you can walk to the water in the morning, grab coffee on Wickenden, and be downtown in minutes.

  • Housing mix: historic single-families, two- and three-family homes, and condos, many renovated
  • Rental demand: strong year-round thanks to Brown, RISD, and nearby hospitals and employers
  • Property taxes (FY2027): $8.40 per $1,000 for an owner-occupied single-family, or $7.55 for an owner-occupied 2 to 5 family

Inventory is limited and well-kept homes move quickly, so being pre-approved and ready to act matters here.

Before you buy

What to know before buying in Fox Point:

  • Parts of the neighborhood fall within the Fox Point local historic district, so exterior changes may need Historic District Commission review
  • Street parking is tight near Wickenden and campus; a driveway or permit eligibility is worth checking
  • Low-lying blocks near the water deserve a flood zone check before you make an offer
  • Owner-occupied multifamily homes can offset costs with rental income from nearby student and professional demand
